I appraise a broad range commercial and industrial properties which include professional and medical/dental office properties, retail properties, industrial properties, apartment complexes, mobile home parks, churches, auto repair shops, and daycare centers, among others. A typical commercial appraisal can vary greatly in price, depending on the scope of work, the complexity of the report and the necessary time needed to complete the report. Generally speaking, the cost of a commercial or industrial appraisal typically ranges from $1,200 to more than $5,000. (Although commercial real estate appraisals are fairly expensive, when you’re making a decision to buy, sell, or finance a piece of property which may be worth hundreds of thousands of dollars or more, do you really want the cheapest appraisal you can get, or do you want to hire someone who understands the nuances of commercial real estate valuation, and who has many years of professional experience?) Typical delivery schedules for a commercial real estate appraisal generally range between ten-days and four-weeks. The complexity of the assignment, the scope of work, and the number of other assignments in progress are primary factors which drive the delivery schedule. However, at the time of engagement, a firm delivery schedule for the assignment will be established.
Urban Retail
USPAP is the acronym which stands for the Uniform Standards of Professional Appraisal Practice. Florida Statutes mandate adherence to these standards for all certified real estate appraisers practicing within the State of Florida (FS 475.612). Additionally, national banking laws also require adherence to USPAP for credits for which an appraisal is required. The standards are published and maintained by the Appraisal Standards Board (ASB) of the Appraisal Foundation.
According to the preamble of the 2024 USPAP Edition, “The purpose of the Uniform Standards of Professional Appraisal Practice (USPAP) is to promote and maintain a high level of public trust in appraisal practice by establishing requirements for appraisers. It is essential that appraisers develop and communicate their analyses, opinions, and conclusions to intended users of their services in a manner that is meaningful and not misleading. The Appraisal Standards Board promulgates USPAP for both appraisers and users of appraisal services. The appraiser’s responsibility is to protect the overall public trust and it is the importance of the role of the appraiser that places ethical obligations on those who serve in this capacity.
